Decision time on Jimboomba development

There'll be plenty to ponder for Jimboomba residents with the draft development Local Plan.

Logan City Council has released three options for Jimboomba draft local Plan and is calling on the Jimboomba community to provide input over the next few weeks.    
  
Planning and Development Committee  Chairperson Councillor Cherie Dalley (Division 8), said Local Plans were an important planning tool that would guide Council and the community in decisions about land use, development and infrastructure, including roads and street improvements, parks, and water and sewerage networks.

"This is an invaluable opportunity for Jimboomba residents to have a direct say and a direct impact on the direction of their community over the next 20 years," she said.

"We've provided three distinct options in this Local Plan and we're urging residents to provide honest feedback, whether good or bad."

All of the draft options seek to:
• Improve the road connections through Jimboomba:
• Improve public transport by allocating land for a park 'n ride:
• Identify areas where housing density could be higher to provide a mix of housing in Jimboomba:
• Identify future industrial and commercial land:
• Provide a network of open space to reinforce the sense of place and identity for Jimboomba: and
• Create a buffer between the industrial development and the housing.

Option One:

Over the next 20 years, the current rural land uses in Jimboomba will be preserved and there will be a small increase in urban development. This option includes:

• Maintaining a small town centre (district business centre) on Cusack Lane;
• Retaining the Jimboomba State School in its current location;
• Keeping most of the existing housing as rural residential;
• Allowing a slight increase in housing density within a walkable distance of Cusack Lane and the town centre;
• Allowing medium density housing north of the commercial areas, between Johanna St and the Mt Lindesay Highway;
• No expansion of the commercial / retain and industrial area; and
• Defining major parks as either sports parks or recreation parks.

Option Two:

Over 20 years, Jimboomba State School will be relocated and its land used for commercial / retail uses, with more housing choices within a walkable distance. This option includes:

• Creating a medium-sized town centre (district business centre) along Cusack Lane and extending north to the current Jimboomba State School site;
• Relocating the Jimboomba State School adjacent to Emmaus College;
• Catering for more housing and different types of housing such as townhouses on land east of the highway;
• Maintaining a mixed use commercial area north of the town centre; and
• Retaining the industrial zoned land in Johanna Street opposite Hills College.


Option Three:

Over 20 years the emphasis will be on making the town centre more vibrant with more public space, more people living nearby and a different housing mix. This option includes:

• A larger town centre (district business centre) that extends from Cusack Lane to the Johanna St / Mt Lindesay Highway intersection near Hills College;
• Relocating the Jimboomba State School adjacent to Emmaus College;
• Adding a town square on the existing school land;
• Catering for more housing and different types of housing such as townhouses around the town centre;
• No new industrial land uses; and
• Defining major parks as either sports parks, recreation parks or civic parks.


The three options will be on display at the Jimboomba Library, 18-22 Honora St, Jimboomba, from 2 September to 2 October. Residents will also have the chance to discuss the plans informally with Logan City Council's planners at an open House at the Caddies, South St, Jimboomba from 3:30pm to 7:30pm on Thursday September 10 and 17.
