Lots to consider in Logan Village Draft Local Plan

Opinion and feedback is sought for Logan City Council's two draft development options for Logan Village.

Residents have until October 2 to provide input and opinion on the Draft Local Plan, that will inform both the new Logan City Planning Scheme as well as Council's broader agenda for infrastructure provision for Logan Village over the next 20 years.

Planning and Development Committee Chairperson, Councillor Cherie Dalley (Division 8), said Logan Village residents should seize the opportunity to shape their community.

"What we want is for people to think very carefully about the options we're presenting and give us their honest opinion," she said.

"There is no one right or wrong answer here, this is simply an opportunity for the people who live in Logan Village to have a hand in determining what goes on around them."

All of the draft options for Logan Village aim to:
• Preserve the current role and character of Logan Village;
• Activate the Village Core through the allocation of a mix of retail and commercial uses;
• Provide opportunities for retail and commercial uses to face inward, facing the Village Green and the Logan River area;
• Strengthen linkages between the residential developments to the north, southwest and northeast of the town centre; and
• Extend but keep residential densities low, thereby ensuring that the village maintains its unique character.

Both options over the next 20 years will:
• Turn the Town Centre around to face towards the Village Green and Logan River. This will be accomplished by providing a new north-south local road, starting in North Street crossing Wharf Street and ending off in Logan Street;
• Maintain the existing retail and commercial land use designations that constitute the Town Centre;
• Maintain the current location of Logan Village State School;
• Upgrade Storey Road to become a north / south collector road, crossing Anzac Avenue and connecting Stockleigh Road via Towns Avenue;
• Designating a 50 metre waterway buffer on both sides of the Logan River as required by state law to ensure future waterway health and enhance the environmental values of the river; and
• Maintain an open space system, consisting of a network of parks, pedestrian and cycle ways along the Logan River ending off in the Village Green.

Option One:

• Focus the main thrust of low density residential development west of Waterford Tamborine Road;
• Increase land allocation for low density residential development ease of the existing industrial area;
• Designate land between Logan Village State School and Manuka Road to Low Density Residential Development and north of Manuka Road to park residential; and
• Provide a buffer between the existing industrial development and the proposed low density residential development to its east.

Option Two:

• Focus the main thrust of low density residential development west of Waterford Tamborine Road;
• Restrict medium density residential development to the retirement village on the corner of Waterford Tamborine Road and Quinzeh Creek Road;
• Designate land between Logan Village State School and Manuka Road and the to the immediate north to Low Density Residential Development and further north to park residential. This land is constrained by flooding, yet provides opportunity for additional dwellings as part of park residential living;
• Increase the amount of land available for low impact industrial development ease of the existing industrial area;
• Provide a buffer between the extended industry area and the existing land uses ease of Quinzeh Road; and
• Designate the most western portion of the vacant land south of the Village Green to Park.

Both options will be on display at Logan Village Library from September 2 to October 2. Residents are invited to discuss the Local Plan options with planners during an Open House at the Logan Village Community Hall in Wharf Street, on Wednesday September 9 from 3:30pm to 7:30pm and on Wednesday September 16 from 3:30pm to 7:30pm
