The Structure Plan for the Park Ridge Master Planned Area is currently being developed by Logan City Council. A structure Plan is an important planning tool and when complete, will guide the location of residential areas, centres and employment, environment, parks and waterway networks, community infrastructure and essential infrastructure such as water and sewerage as communities grow over the next 20 years.
The Master Planned Area was designated by the South East Queensland Regional Plan and is also identified in Council's draft Local Growth Management Strategy.
Council's Vision for the Park Ridge MPA
Logan City Council has a vision for the Park Ridge Master Planned Area (MPA) to develop as integrated, sustainable urban communities and employment areas, catering for a population of about 30,000 people, and providing up to 8,000 jobs by 2026.
It will feature urban communities offering diverse housing options, as well as a full range of community facilities, to ensure each community is well serviced with essential infrastructure and can function effectively as it develops. Contemporary and innovative design features will make the most of the natural assets of the area, ensuring the Park Ridge MPA is a desirable place to live.
Enterprise precincts will provide a diverse range of knowledge based employment opportunities, and will be integrated with the urban communities. Over time, these precincts are expected to develop into a major economic hub.
As part of this vision, a key feature of the Park Ridge MPA will be a mixed-use business park where residential units, commercial offices and limited retail activities are integrated, and make optimum use of easy access to public transport. With local jobs and a strong transport network through the Park Ridge MPA, residents and workers will depend on their cars less.
The Park Ridge MPA will have a comprehensive open space network, which will not only protect the area's important biodiversity, but it will also provide recreation and sport facilities to serve the community. These facilities will be linked by safe cycle and pedestrian pathways to residential areas, employment areas and community facilities.
As development occurs within the Park Ridge Master Planned area the progressive roll out of infrastructure, including social infrastructure will be identified and funded through:
- a priority infrastructure plan;
- infrastructure charges schedules (paid by developers); and
- direct funding from government.
Guiding Principles
To help guide the structure plan development, Council has identified a set of guiding principles under the following themes:
- residential communities (including housing needs and diversity);
- employment precincts (including enterprise and a specialist activity centre);
- urban open space (wildlife corridors, recreation and sport, parks, bikeways);
- transport (public transport, road corridors); and
- infrastructure (community services, water and sewerage networks, telecommunication and electricity networks).

Terms of Reference
A Steering Committee for the Park Ridge MPA structure planning process has been formed and comprises Councillors and senior officers. The Steering Committee is the primary decision-making body for the project. Please refer to the Terms of Reference document which details the governance of this project.

Park Ridge Structure Plan Options
Since June 2007, Logan City Council has been undertaking detailed planning to develop a structure plan for the Park Ridge Master Planned Area (MPA). Logan City Council has now developed and prepared three Park Ridge Structure Plan Options which are capable of delivering the vision of Park Ridge. The public display of these options will conclude 30 June 2008. Council invites you to have your say on the Structure Plan Options. Written submissions should be lodged with Council by 30 June 2008.
What is a Structure Plan?
A Structure Plan is an integrated land use and infrastructure plan that will guide the detailed site planning of the Park Ridge MPA area. The structure plan when complete will identify preferred land uses taking into account land constraints and natural assets. This includes determining the location density and mix of residential housing, the location and size of employment areas and retail centres, the open space network, engineering and community infrastructure to support the new communities and sequencing strategies. The structure plan will assist in the consolidation of the many existing rural residential properties in the Park Ridge MPA into integrated, well-planned, well-serviced and functional urban communities.
Why a Structure Plan for the Park Ridge MPA?
The Park Ridge MPA has been identified as a key location for urban growth in Logan over the next 20 years. It is recognised in the South East Queensland Regional Plan as a Master Planned Area (formerly Major Development Area). The SEQ Regional Plan requires the preparation of Structure Plans for all Master Planned Areas. The need for the structure planning of this area is also identified in the draft Logan Local Growth Management Strategy.
