RiskSmart
What is RiskSmart?
RiskSmart is a development assessment process that allows simple, low-risk applications to be assessed and decided on quickly (usually within five business days).
RiskSmart applications must be prepared by one of Council's accredited RiskSmart consultants and are eligible for a discount on Council's application fees.
Council currently has three (3) operating RiskSmart phases (see below).

RiskSmart - Phase 1
The following application types are eligible for RiskSmart - Phase 1:
- House applications; and
- Sheds / Garages / open Carports (Class 10 structures ancillary to an existing house).

RiskSmart - Phase 2
The following application types are eligible for RiskSmart - Phase 2:
- Residential subdivisions (up to 10 lots);
- Realignment of boundaries;
- Multiple unit dwellings (up to 10 lots); and
- Dual occupancy / attached dwellings.
Phase 2 has also introduced the process for consultants being able to review and determine 'Well Made' applications, which forms an alternative fee rebate for applications that do not fall within the above defined RiskSmart categories, or do not meet the RiskSmart checksheet criteria.

RiskSmart - Phase 3
The following application types are eligible for RiskSmart - Phase 3:
- Small retail developments;
- Industrial developments; and
- Various operational works applications (coming soon).

Cost
You must use a Council accredited RiskSmart consultant to be eligible for a discounted Council application fee. The accredited consultant's fees may vary.
With their knowledge of Council's application process, accredited consultants can quickly assess your proposal against current planning regulations.
Status
