Pre-lodgement Advice

Prior to lodging an application, customers may seek advice regarding pre-lodgement meetings, letters of advice, overlay advice certificates, generally in accordance requests, fees and charges, superseded planning scheme requests and general enquiries.

Pre-lodgement meetings

A pre-lodgement meeting is a free service offered by Logan City Council where discussions take place between an applicant and Council's technical officers. This initial meeting is to discuss the proposed development based on plans, documents and technical information provided by the applicant. These are held at Logan City Council Administration Building in Logan Central.

Pre-lodgement meetings are not suitable for the following developments (only in exceptional circumstances):

  • Dwelling Houses (includes ancillary structures such as sheds, extensions, carports and secondary dwellings)
  • Dual Occupancies (includes Auxiliary Units)
  • Reconfiguring a Lot (1 lot into 2 lots)
  • Home Based Businesses

To book a pre-lodgement meeting with Logan City Council:

  1. Complete a Pre-lodgement Meeting Request Form (PDF 861 KB)
  2. Provide a concept plan(s) indicating the proposed development and other relevant supporting material.
  3. Submit the form, concept plan(s) and supporting material via the following methods.

Letters of advice

Request for advice in writing is available from Logan City Council. Written advice can be requested for a number of reasons:

  • Motor dealers investigation
  • Liquor licensing
  • Weapons dealer license
  • Confirmation of the existing use of the premises
  • Confirmation of land use definition under a planning scheme
  • Category of development and assessment of a proposed development.

Applications for a letter of advice can be lodged:

  • Online, noting that relevant supporting documents (e.g. plans) will need to be attached and a fee applies - Council will issue via email, generally within one business day, a notice of account with the required fees and payment options.
  • Via email, by completing a Request for Letter of Advice Form  (PDF 98 KB) with the required fee.
  • By post or in person, using the form mentioned above with the required fee - see Contact a planner for address and contact details.

The request will be reviewed by an officer and a response will be provided within 10 business days.

Major developments

The OneStopShop service is provided for major development proposals to facilitate the resolution of key issues and considerations through a pre-lodgement stage with effective project management and a structured framework.

Overlay advice certificate

Where the overlays (listed below) are mapped on a property, an overlay advice certificate can be obtained from Council to confirm the extent that it is within the overlay (for the purposes of carrying out a development).

  • Biodiversity Areas Overlay
  • Landslide Hazard and Steep Slope Area Overlay
  • Water Corridors and Wetlands Overlay

Council may require further supporting documentation before agreeing to the request.  To request an overlay advice certificate, the following needs to be undertaken by the applicant:

  1. Complete an Application for Residential Property Information (PS1) (PDF 98 KB) or Application for Non Residential Property Information (PS2) (PDF 118 KB) form (refer to Section B, 10).
  2. Pay the required fee (as contained within the PS1 or PS2 form).
  3. Submit the form via the one of the following methods.

Generally in accordance applications

Generally in accordance applications are required to be lodged with Logan City Council where minor changes are sought to the approved plans of a development application.

A generally in accordance application can be lodged:

  • Online, noting that relevant supporting documents (e.g. plans) will need to be attached and a fee applies - Council will issue via email, generally within one business day, a notice of account with the required fees and payment options.
  • Via email, by completing a Request for Generally in Accordance Determination Form  (PDF 101 KB) with the required fee
  • By post or in person, using the form mentioned above with the required fee - see Contact a planner for address and contact details.

Please note that any proposal that will require a change or removal of a condition of development, other than approved plans of development, cannot be considered via a generally in accordance application and will require a Change Application to be lodged with Council (see Development Applications > Changing a development approval).

Fees and charges

The Logan Interactive Mapping tool provides a Development Fees Estimate function (under the Property Tools menu).  Simply select your property on the map and provide/select information about the proposed development to receive an estimate of applicable fees.

Superseded planning scheme requests

To have a proposed development assessed under a superseded planning scheme, a request needs to be made to Council.  To lodge a Superseded Planning Scheme Request, the following needs to be undertaken:

  1. Complete a Request to apply a Superseded Planning Scheme Form (PDF 68 KB).
  2. Pay the required fee (PDF 2981 KB).
  3. Provide plans and other relevant supporting material.
  4. Submit the form, plans and other relevant supporting material via one of the following methods.
